Help with the down payment
Illinois programs can cover part of a down payment or closing costs for buyers who qualify. Two of them:
Up to $15,000
IHDA Access Home
For first-time buyers, eligible veterans, or purchases in targeted areas: 6% of the price up to $15,000, an interest-free loan repaid when you sell, refinance or pay off the mortgage.
Up to $6,000
IHDA Access Forgivable
4% of the price up to $6,000, forgiven monthly over 10 years.
Both programs have income and purchase price limits, a 640 minimum credit score, and homebuyer education. A participating lender confirms what you qualify for. Program details checked October 10, 2026.
