Sell your home
Selling comes down to a few big decisions: price, timing, and how the home is shown. Here is the order things happen in, plus a checklist to help you get ready.

The steps, in order
Every sale moves at its own speed, but the steps come in this order.
Walk through the home
We walk through your home together and talk about your timing, your next move, and what you want from the sale.
Review the market and set a price
I prepare a comparative market analysis using recent sales of similar homes nearby. We use it to choose a list price together.
Sign a listing agreement
The listing agreement sets the price, the length of the listing, and how I am paid. Real estate commissions are fully negotiable and are not set by law.
Get the home ready
Repairs, cleaning, and staging decisions come first, then photography. You also complete the Illinois Residential Real Property Disclosure Report (765 ILCS 77).
List and market the home
The home goes on the MLS and out to buyers and their agents. We set showing times that work for you.
Review offers and negotiate
We compare offers on price, terms, contingencies, and timing, and respond to the one that fits you best.
Close
After the buyer's inspection, appraisal, and loan approval, you sign the closing documents and hand over the keys.
Getting ready to list
Check items off as you go. This list stays on this page only; nothing is saved or sent.
